Shasta Hills Estates in Redding is for senior residents 55 of age and above. This very conveniently located area is very close to major shopping areas in Redding.  The neighborhood includes approximately 200 single family homes.

The Homeowners Association dues are approximately $94 per month (2024) in this 55 and over community.  Each homeowner is responsible for their home maintenance and yard care which helps keep the cost under control while still keeping the common areas in good condition.

Shasta Hills is located in Redding off of the north end of Churn Creek Road and just over a mile north of major shopping areas, also with easy access to nearby Highway 299 and Interstate 5.

Upon approaching either of the two main entrances to the Shasta Hills Estates Gated Community you'll see a beautifully landscaped brick structure surrounding the gated entrance.  The gates in this senior community are often open for the convenience of the residents during the day, and then they close at approximately 6 pm for the duration of the evening.

Shasta Hills Estates amenities include the Clubhouse with its large gathering space, swimming pool, spa, two RV parking areas, play yard, and gravel walking trails.

The homes were built in stages.  The first developer began with Modular homes that were placed on foundations and then "stick built" attached garages completed the homes. Some of those can be found yet a large majority of the homes in this area are traditionally built homes on concrete slab foundations as is the norm for our area.  Overall the homes have been built beginning in the mid 1980's through the mid 2000's.  The homes range is size between 1000-1800 square feet.
